Frequently asked questions
Can I get Colombian residency by buying property?
Yes, through the M-10 Investor Visa. In 2026 you need to purchase real estate valued at approximately USD 125,000 or more (350 times Colombian minimum wage). The property purchase must be registered with Banco de la Republica to qualify.
Does the Colombia Investor Visa lead to citizenship?
Indirectly. The M-10 counts toward the 5-year requirement for the R (Resident) visa. After 2 years on R status, you become eligible to apply for Colombian citizenship by naturalization. Total timeline: roughly 7 years from first M-10 issuance.
What happens if I sell the investment property?
The visa can be revoked if you sell the property before the investment is maintained for at least the visa's validity period. To keep M-10 active, you must either maintain the property or replace it with another qualifying investment above the threshold.
